What counts as an urgent repair?
During your tenancy you may require maintenance to your rental property that requires urgent action or a tradesperson is required outside office hours.
An urgent repair is any work needed to repair or remedy:
- a burst water service; or
- a blocked or broken lavatory system; or
- a serious roof leak; or
- a gas leak; or
- a dangerous electrical fault; or
- flooding or serious flood damage; or
- serious storm or fire damage; or
- a failure or breakdown of an essential service or appliance supplied by the landlord for hot water, water, cooking, heating or laundering; or
- a failure or breakdown of the gas, electricity or water supply; or
- a failure or breakdown of any cooling appliance or cooling service; or
- a failure to comply with any rental minimum standard; or
- a failure or breakdown in any safety related devices including smoke alarms or pool fences; or
- any fault or damage that makes the premises unsafe or insecure
- an appliance, fitting or fixture that uses or supplies water and that is malfunctioning in a way that results or may result in a substantial amount of water being wasted; or
- any fault or damage that makes the rented premises unsafe or insecure including a pest infestation or the presence of mould or damp caused by or related to the building structure; or
- a serious fault in a lift or staircase.

During office hours: phone 9328 1213 and ask for your property manager.
Outside office hours: contact an approved tradesperson directly (full list below). They will assess the issue with you by phone and determine next steps (either immediately or on the next working day).
After any urgent call-out: email or phone your property manager the next business day to report what occurred.
Costs of urgent repairs.
After-hours call-outs can be expensive. It’s important that the matter is genuinely urgent; otherwise, you may be liable for the full cost of the after-hours attendance and repair. Please consider whether the repair can safely wait until the next business day.
Repairs carried out without your property manager’s approval remain your responsibility until the owner accepts liability.
