During your tenancy you may require maintenance to your rental property that requires urgent action or a tradesperson is required outside our office hours.
What Constitutes Urgent Repairs?
Urgent repairs means any work necessary to repair or remedy:
- a burst water service;
- blocked or broken toilet system;
- a serious roof leak;
- a gas leak;
- a dangerous electrical fault;
- flooding or serious flood damage;
- serious storm or fire damage;
- or a failure or breakdown in any essential service or appliance provided by your landlord for hot water, water, cooking, heating or laundering;
- failure or breakdown of the gas, electricity or water supply;
- any fault or damage in the premises that makes the premises unsafe or insecure;
- an appliance, fitting or fixture that is not working properly and causes a substantial amount of water to be wasted; or
- a serious fault in a lift or staircase.
What should I do?
Should you have an emergency during office hours please call the office on 9328 1213 and ask to speak to your property manager.
Where urgent repairs are required and it is outside of W. B. Simpson & Son office hours, please contact the appropriate approved tradesperson directly. The tradesperson will assess the problem with you over the phone and sort out an appropriate course of action either immediatley or the next working day. You should contact your property manager the next day by email or telephone regarding the maintenace issue that has occurred.
Costs of Urgent Repairs?
You should note that any after hours call out is likely to be extremely expensive. It is therefore imperivate that maintenance matter is an emergency otherwise you may find yourself liable for the entire cost of the after hours call out and repair. Please consider carefully whether or not the repair can wait until the next business day. Please note that repairs carried out without the approval of your property manager will be your responsibility until the owner accepts liability.
