Leasing Services

To attract the best possible tenant for your property, appropriate promotion is important. W. B. Simpson & Son property managers have an intimate knowledge of the rental property market and current rental values and trends. To effectively promote your property, rent must be set according to current conditions and prospective tenants’ expectations. W.B. Simpson & Son have the expertise necessary to create a promotional campaign which also highlights those aspects of your property which attract the best possible tenant in the shortest possible time. In leasing your property, W.B. Simpson & Son will:

  • Inspect the property, provide an appraisal of the rental and recommend any property improvements;
  • Recommend ways to optimise the appeal of the property to prospective tenants;
  • Arrange appropriate signage for the property and list it on the major internet portals;
  • Design and implement a suitable marketing campaign;
  • Promote the property to our database of prospective tenants;
  • Conduct property inspections with potential tenants;
  • Negotiate lease terms and conditions in accordance with the owner’s instructions;
  • Receive, process and check prospective tenants’ applications, including confirming of applicants’ references;
  • Select the tenant in consultation with the owner;
  • Arrange preparation of appropriate lease documentation including:
    • The Letter of Offer;
    • The Residential or Commercial Lease Agreement;
    • The Disclosure Statement (if applicable);
    • Tax Invoice (if applicable);
    • The Condition Report; and
    • Inventory of Fixtures & Fittings or owner’s chattels.
  • Collect and receipt the rental payment for the first period of the lease agreement.
  • Collect the security deposit or Bond and remit it to the relevant authority; and
  • Disburse the net rent to the owner with a statement detailing all income and authorised expenditure upon finalisation of the lease documentation.

 

Property Management Services

The property management services that W.B. Simpson & Son can provide are discussed and agreed with you at the outset. Many owners want to have some involvement in the management of their property while others are happy to let W.B. Simpson & Son do all the running around. As an indication of what our clients can expect from us, in managing your investment property, W.B. Simpson & Son will:

  • Collect payments of rent and outgoings in accordance with the lease agreement;
  • Carry out periodic inspections and report to the owner;
  • Disburse net rent to the landlord in accordance with their instructions with a statement detailing all outgoings;
  • Prepare annual revenue and expenditure statements;
  • Pay rates, insurance premiums, body corporate fees and/or any other payments;
  • Notify breaches including non-payment of rent and significant property damage;
  • Advise the landlord of maintenance requests from tenants;
  • Attend to maintenance requests from tenants:
    • Advise landlord on necessary repairs and maintenance;
    • Prepare specifications for tradespeople;
    • Arrange quotations for repairs and maintenance;
    • Pay tradespeople’s accounts; and
    • Confirm & inspect completion of works.
  • Administer and negotiate rent reviews and lease renewals and advise current market trends;
  • Arrange insurance cover as directed and oversee any insurance claims;
  • Conduct final inspections at lease end including condition reports and report to the owner; and
  • Prepare applications and serve notices in compliance with the relevant legislation and/or the tenancy agreement.
